Tips for a Successful Open House


Hello Home Sellers......You can help with open houses as well!


Open houses are usually held open on the weekends when it is beautiful out with hope for maximum exposure. Now a days brokers are trying everything they can to sell your home. They are holding open houses on the weekend, weekdays in the mornings or in the evenings trying to get as many prospects through your door as possible. Here are some things you can do to increase the possibility of selling your home during an open house.


  1. Plan for the event in advance. Be ready to go when the open house is scheduled.

  2. Spread the word among your friends and family. Invite them to bring their family and friends by to see your house. As a general rule, everyone knows at least 50 people. You never know who might know someone that wants a new home in your neighborhood.

  3. Make any necessary minor home repairs before the open house begins including fixing peeling paint, loose door hinges, and leaky faucets.

  4. Create great curb appeal by mowing the lawn, trimming bushes, changing out light bulbs, fix the trim. Wash all the windows, exterior doors, and walkways. Plant some flowers and add a hanging flower pot by the front door. Make sure all the kids toys are put away nice and neat.

  5. For the inside, give your house a good thorough cleaning and clear away the clutter. The carpet should be cleaned if you can't afford to replace it. Take all the items off the bathroom counter tops and make sure you have minimum items on your kitchen counters. You want the kitchen to look big. Rearrange furniture to make the inside look as big as possible.

  6. Install higher wattage bulbs in light fixtures to make rooms look brighter and smaller areas appear larger.

  7. Keep the house free of odors of smoke, pets or strong smelling food. Don't cook anything but cookies right before a open house. You might think it smalls good but others might not.

  8. On the day of the open house, turn on all the lights, spray room freshener or burn a candle, open all the window coverings to allow for more light. Play some background music and display fresh flowers. Store all your medications and jewelry in a safe place. Leave the house and take the dog with you.

I know this seems like a lot of work but in this market it takes a lot of work to successfully sell a home. If you do the following you will have a great open house and you might even sell your home. Good Luck!
